Project Summary
Location: West Suffolk
Type: Residential Extension
Size: 250sqm
The current owners were drawn to the mill for its distinctive form and its calm presence in the landscape. They wanted to turn it into their main home, creating a place that would feel warm, light and easy to live in, while still celebrating the unique structure that makes the building so special. At the heart of their brief was a desire for better quality space, more daylight and a much stronger relationship with the surrounding countryside.
House Form was invited to re-imagine the mill through a careful renovation and a clearly contemporary new addition. The design strips the original structure back to its frame, allowing sensitive repair, improved thermal performance and the introduction of new windows that draw daylight deep into the plan. Rather than attempting to recreate a past version of the building, the intention has been to give it a new life that can support modern living while protecting its value as a heritage asset.
Project Description
When the clients first approached House Form, the mill was no longer comfortable to live in. The rooms were dark and constrained, the building fabric required significant repair and the home struggled to meet modern expectations for warmth and energy performance. Despite this, the mill still held a powerful presence within its setting and offered the potential to become a truly individual home.
The starting point for the design was the clientsβ wish to create a home that felt calm, light-filled and closely connected to the surrounding fields. They wanted generous, flexible living space for everyday life, without losing the strong identity and compact charm of the original mill.
As a heritage asset, the mill required a careful balance between repair, improvement and change. Later additions that detracted from its form needed to be removed, while the original structure required sensitive upgrading to improve comfort, durability and energy performance. The design needed to protect the significance of the mill while allowing it to evolve in a clear and honest way.
The strategy places more intimate accommodation within the repaired mill itself, while a new extension provides generous, highly glazed living space for cooking, dining and relaxing. The new building adopts a restrained, agricultural character, using metal cladding and glazing to sit comfortably within the rural setting and to contrast gently with the historic form.
A lightly glazed link marks the transition between the two, creating a bright threshold and allowing both parts of the building to be read clearly and comfortably together.
Once complete, The Pepperpot will offer a warm, flexible and characterful home that feels rooted in its landscape. The project demonstrates how thoughtful renovation, combined with a clearly expressed contemporary addition, can extend the life of a historic rural building and make it work beautifully for modern living, without losing what makes it special.
