Project Description
This deep retrofit of a compact one-bedroom studio was undertaken as a self-build project for a first-time buyer. Facing the challenges of entering the property market, the client purchased a modest and inefficient dwelling in need of complete renewal. The project combines spatial ingenuity with energy performance improvements to demonstrate how sustainable retrofit can transform even the smallest spaces.
The design reorganises the layout to maximise flexibility and comfort within a constrained footprint. A new timber insert defines the sleeping and washroom areas, allowing the remainder of the studio to remain open and sociable, accommodating living, dining, and kitchen functions in a single, efficient space. Integrated storage, including a compact mezzanine guest nook, ensures every square metre is used effectively.
The retrofit strategy focused on reducing operational energy demand through improved insulation, airtightness, and ventilation upgrades, alongside careful specification of finishes and fittings. The works were tailored for self-build delivery, using off the shelf components - many sourced from the Ikea catalogue - combined with selected designer fixtures to balance affordability and quality.
Delivered with the client’s limited construction experience in mind, the design enabled a clear and achievable route from concept to completion. Now based in Cambridge, the client lets the property at a premium - demonstrating how a deep retrofit, when thoughtfully designed, can add both environmental and economic value.
"As a first-time buyer with no construction experience, I was nervous about taking on a full renovation. House Form made the process completely manageable — the design was clever, clear, and achievable. Every decision was explained, and the result is a home that feels far bigger and brighter than I imagined possible."
